No! Cleaning your house will not affect the offer price at all. We take into consideration the components of the house itself, not the organization or cleanliness of the things inside the house. We look at the MEPs (mechanicals, electrical, and plumbing), foundation, roofing system, interior and exterior finishes, as well as any other property details to decide what needs to be updated, modernized, or replaced.
The science behind property values is driven by recent sales data, and hyperlocal market trends. The problem is: Not all comparable sales are actually comparable sales. Realtors and Brokers are, unfortunately, notorious for giving home owners unrealistic expectations of what their home can sell for in order to secure their business. It won't be until after you sign the exclusivity agreement with the agent/broker and your property has sat on the market for 100 days with multiple price cuts and no offers that you realize you've been oversold by a realtor.
